CBRE/NE SECURES $5.5 MILLION LOAN FOR MULTIFAMILY ACQUISITION HARTFORD, CONN. — CBRE/New England's Multifamily Debt & Struc- tured Finance Group has secured $5.5 million in fnancing for the $6.9 mil- lion acquisition of 184 Washington Street, a multifamily property in Hart- ford. Premier Properties West, an af- fliate of BrickPoint Capital, acquired the property, which is also known as Lafayette Arms. Developed in 1968, the property has undergone numer- ous amenity and unit renovations. Each of the 136 apartment units fea- tures a galley-style or open kitchen, a living room and bedrooms with carpeted foors. John Kelly and Sam Dylag of CBRE/NE arranged the 10- year, non-recourse acquisition loan for the undisclosed borrower through a Connecticut-based bank. TGM ASSOCIATES SELLS TGM VILLAGE IN STAMFORD STAMFORD, CONN. — TGM Associ- ates L.P. has sold the 160-unit apart- ment project TGM Village at Stamford to Cherry Hill, N.J.-based Silverman Group. Jeffrey Dunne and Gene Pride of CBRE Group Inc. brokered the transaction for the property, which is located in downtown Stamford. TGM purchased Village at Stamford in 2008. Terms of the transaction were not dis- closed. O,R&L COMMERCIAL BROKERS 13,517 SF LEASE IN GUILFORD, CONNECTICUT GUILFORD, CONN. — O,R&L Com- mercial has brokered the lease of 13,517 square feet of medical offce space to Guilford Surgery Center LLC (GSC). The space is located at 246 Goose Lane within Innovation Park. GSC is a collaboration between lo- cal surgeons and Merritt Healthcare of White Plains, N.Y. The new entity plans to construct an ambulatory sur- gery center on the site. O,R&L Com- mercial represented the tenant, while Dow Realty represented the undis- closed landlord in the lease transac- tion. HK GROUP ARRANGES $4.8 MILLION SALE OF INDUSTRIAL PROPERTY IN CONNECTICUT HARTFORD, CONN. — HK Group has brokered the sale of an indus- trial property located at 101 Locust St. in Hartford. Situated on six acres, the 73,458-square-foot property sold for $4.8 million. The property is cur- rently leased to Pitney Bowes Presort Services Inc., a wholly owned subsid- iary of Pitney Bowes. The buyer was a Manhattan-based real estate invest- ment company. Matthew Keefe and Franco Fellah of HK Group brokered the transaction. PARTNERSHIP ACQUIRES THREE-BUILDING COMMERCIAL PORTFOLIO IN CONNECTICUT STAMFORD, CONN. — ClearRock Properties, Gottesman Real Estate Partners and Mountain Development Corp. have acquired a three-building commercial portfolio, lo- cated at 700, 850 and 860 Canal St. in Stamford, for an un- disclosed price. Guggenheim Partners provided an 11-year, fxed-rate loan for the acquisition. Current tenants of the 250,000-square-foot portfolio include United States Bev- erage, Sustainable America, Red Thread, Unger Publish- ing, Monjasa, Arccos Golf, KFL Capital Partners, Hildene Capital Management, Harbor Square Capital Management and Peninsula Petroleum. The name of the seller was not released. EAGLEBRIDGE CAPITAL ARRANGES $20.7 MILLION SALE, $15 MILLION LOAN FOR OFFICE PROPERTY IN CONNECTICUT HARTFORD, CONN. — EagleBridge Capital has arranged the sale of Saint Francis Information Technology and Fi- nance Center in Hartford. Located at 103 Woodland St., the fve-story, 57,753-square-foot offce property sold for $20.7 million. The building is triple-net leased to Saint Francis Hospital & Medical Center on a long-term basis and hous- es administrative, information technology and fnance of- fces. In addition, EagleBridge Capital arranged $15 mil- lion in permanent mortgage fnancing for the property. Ted Sidel and Brian Sheehan of EagleBridge Capital arranged the sale and fnancing.
