An edited transcript of the event be- gins on the cover. This year, we talked with attendees about the major proj- ects in the city — Hudson Yards, West- feld's space at the World Trade Center and the recently opened Brookfeld Place — as well as the much-anticipat- ed American Dream project in New Jersey. Our panel of experts also specu- lated about when we will hit the upper limit for ever-increasing retail rents in the city. As noted by Victor Menkin of Menkin Realty Services, "There's just a great disparity between asking rents and achievable and sustainable rents and the issue [is] how long [will] that continue?" New York also features prominently in our cover story on foreign invest- ment in U.S. commercial real estate. Foreign investors looking for stability are primarily interested in core prop- erties — and are part of the reason cap rates dip as low as 3.75 percent on some trophy offce deals in New York City. But the experts we interviewed also pointed out that cross-border in- vestors are becoming more comfort- able with U.S. markets and some are looking at value-add investments as prices on best-of-the-best deals con- tinue to soar. Investors from Canada, China and Norway are currently the most active in commercial real estate, with activity from Japanese investors expected to increase.
